If you are looking to sell your property, I have over 15 years’ experience in property on and around Wirral

About Matt Boston

Hi, I’m Matt — a Wirral estate agent helping local homeowners sell with confidence, clear communication and a genuinely personal service.

I spent the first eleven years of my career at one of the large national corporate estate agencies, where I learned the craft from the ground up. Valuation, marketing, negotiation, progression — I worked through every kind of market and every kind of seller, and I cut my teeth on the Wirral, an area I know inside out. The corporate world taught me the systems that get sales over the line, but over time I realised that the most rewarding part of the job was never the systems. It was the conversations, the reassurance, and the moments where a real human being made a stressful move feel manageable.

That is why I stepped away to set up my own business as an Energy Surveyor. For several years I ran my own energy surveying company, producing Energy Performance Certificates (EPCs) and advising homeowners on how to make their properties more energy efficient. It was a deliberate choice. I wanted to understand property from a different angle, and I wanted to genuinely know what makes a home perform — thermally, structurally and on paper. That side of the business gave me something most agents never get: a deep working knowledge of how homes actually work, and what buyers are really looking at when they read the finer details of a listing.

What sets our agency apart in a competitive market.

  • Unwavering dedication to honest, straightforward communication at every single stage.

  • Tailored marketing strategies designed to maximise your property’s true potential.

  • A personal, dedicated point of contact from valuation right through to completion.

Why Matt Boston

11 years in a national corporate agency – minus the corporate experience.

I know what large firms do well, and I know where they let sellers down. I built this service to keep the good parts and quietly drop the rest: the scripts, the silos, the junior handovers.

A small client list, on purpose.

I work with fewer people at any one time so that every valuation, every viewing and every update gets my full attention. Your home is not being juggled down a rota.

You deal with me, end to end.

From the first valuation through to completion, I am your single point of contact. No call centre chasing, no “who do I email about this?” moments.

Communication you can rely on.

Regular updates, honest answers, and quick replies when it matters — so you always know where your sale really stands.

Valuations with back-up.

I will show you the comparables, the buyer pool and the reasoning behind the number I suggest. If the price isn’t right, I will tell you — politely, and with the evidence to back it up.

A plan that fits you.

Whether you need to move in six weeks or six months, I will build the marketing and viewing strategy around your dates, not a calendar of branch targets.

My Approach

Selling a home is one of the bigger transactions you will ever make, and most sellers I speak to aren’t really worried about glossy brochures or board presence. They want to know what’s actually going to happen, and whether the person handling it is going to keep them informed. That’s exactly what my approach is built around.

I work in clear, simple stages, and I keep you in the loop at every one of them.

  1. A proper valuation, done in person. I’ll come to your home, walk through every room with you, and chat through what’s been done, what matters to buyers in your part of the Wirral, and what your realistic timeline looks like. I’ll show you the comparable sales I used to arrive at my figure, and I’ll be honest with you if the price you’ve got in your head needs adjusting.
  1. A plan built around your dates, not mine. Whether you need to move in a few weeks or have six months to play with, I’ll shape the marketing, the launch date and the viewing windows to suit your life. There are no branch targets or sales quotas driving me to push you faster than you want to go.
  1. Honest pricing advice, even when it may not be what you want to hear. In my time at a national corporate agency, I saw countless sellers overprice because someone told them what they wanted to hear — and then watched the property stagnate. I’ll always tell you what the market is genuinely saying, and I’ll explain the reasoning, so you can make the call with eyes open.
  1. Marketing that showcases your property at its best. Professional photography, a well-written listing, a floorplan that actually reflects the layout, and the right portals and channels for your home. I’ll work with you on the small touches — tidying, light staging, a fresh photograph on the right day — that often move the needle more than people realise.
  1. Viewings handled by me, in person. I’m not handing your home over to a viewing rota. I run the viewings myself, and I’ll brief every interested buyer properly so we don’t waste your time on poor fits, and so the right ones leave the property genuinely excited.
  1. Energy Insight that most agents can’t offer. Because I’ve spent the past few years working as an Energy Surveyor, I read EPCs and property condition at a much deeper level than the average agent. That means I can spot the small efficiency wins that lift a listing, and flag the points that might otherwise catch a buyer’s surveyor out and derail the sale at the last minute.
  1. Negotiation and offers, handled face-to-face. Every offer goes through me. I’ll talk you through the headline number, the chain behind it, the buyer’s position, and what I think is realistic to push for. No rushing you, and no leaving you to interpret a vague “they’re very interested” on your own.
  1. Progression all the way through to completion. Surveys, lender valuations, searches, enquiries, exchange — I’ll keep things moving on your behalf, ringfence the small fires before they grow, and stay in regular contact so there are no silent weeks at the worst possible moment.
  1. One point of contact from start to finish. Throughout the whole process, you deal with me. The same number, the same person, the same conversation continuing. That’s not a slogan — it’s the only way I want to work.

If that sounds like the kind of selling experience you’d want, get in touch and I’ll come round for a no-obligation chat.
